Mold remediation for Lebanon and Boone County

We do mold remediation in Lebanon, Indiana for houses in town and on the farms and rural lots around it. Crews come north from our Avon office. Each project starts with testing to find what's growing and why, continues with contained, enzyme-based removal, and ends when clearance testing, with lab results in 24 to 48 hours, shows the home is clean.

Served from our office at 137 Production Dr, Avon, IN.

What Lebanon homes have in common

Lebanon is the Boone County seat, and it sits along I-65 surrounded by flat, heavily farmed ground. Much of that land is drained with field tile, and when the soil is saturated in spring, water has few places to go except toward low spots and foundations.

Older homes in town and farmhouses in the county often sit over crawlspaces or partial basements with dirt floors or thin plastic that tore long ago. Humid summer air moves into those spaces, cools, and keeps the wood damp enough for mold on joists and subfloor.

Lebanon is also growing, with new subdivisions and industrial development on the edges of town. New houses bring different questions, usually about construction moisture and ventilation rather than old leaks.

Crawlspaces under older Lebanon houses

A crawlspace is a small room that nobody checks. In older Lebanon homes it might have a dirt floor, a torn plastic sheet, open foundation vents and ductwork running through it. In July, humid outside air pours in and condenses on cool surfaces. By fall, the joists can carry a fuzzy white or dark growth that no one sees until an inspector or a plumber goes in.

Cleaning that growth is only half the job. The moisture source needs a plan too, whether that’s a proper vapor barrier, drainage or dehumidification. We lay out the tradeoffs in sealing an Indiana crawlspace: pros and cons.

Water from flat ground

Boone County is flat, and flat ground drains slowly. When downspouts dump next to the house and the yard doesn’t slope away, water sits against the foundation for days after a storm. Clay-heavy soil makes it worse because it holds water instead of letting it soak through. Our answer on whether Indiana clay soil causes basement moisture covers the simple grading and gutter fixes that help.

When we inspect in Lebanon, we look outside before we go in. Gutters, downspout extensions and grading often explain the moisture pattern we find on the walls. A wet corner inside nearly always lines up with a problem outside, and fixing it costs far less than repeated cleanup.

Scheduling from our Avon office

Lebanon is north of our Avon office, and we fit Boone County visits into our regular schedule. Testing comes first, then a written scope. Remediation happens under containment with HEPA air filtration, and our remediation process finishes with a clearance test, so the proof comes from a lab report rather than a promise.

For farm properties we sometimes look beyond the house. A detached shop, a finished barn loft or an outbuilding used for storage can carry mold onto belongings that later come inside. If you’re moving items between buildings, ask us about testing them before they end up in the living space.

Lebanon questions

Have a question that isn't here? Call a specialist

Our Boone County farmhouse has a dirt-floor crawlspace. Is mold likely?

Quite likely. Exposed dirt gives off water vapor in every season, and old foundation vents pull in muggy July air. We'd inspect the joists and subfloor, take moisture readings, and sample the rooms above for comparison.

Is crawlspace encapsulation a good idea for a Lebanon home?

Often, but only after existing mold is cleaned up and any water entry is fixed. Sealing a crawlspace that is still contaminated just locks the problem in.

Do you serve homes outside Lebanon city limits?

Yes. We work across Boone County, including rural properties, Whitestown and Zionsville.

Can mold in the crawlspace affect the rooms upstairs?

It can. Crawlspace air rises into the living space by way of plumbing penetrations, wiring holes and duct runs. That's why we sample the living space too, not just the crawlspace.

Can you test a house we're buying in Lebanon?

Yes. A pre-purchase visit includes air and dust samples, and with a 24 to 48 hour lab turnaround the results normally arrive before your contingency runs out.

We're done when the lab says so.

Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
