Mold remediation in Marco Island, FL
For island homes and condos that sit closed up for months, with independent testing before and after.
How mold remediation works on Marco Island
Mold remediation in Marco Island, FL means finding the moisture that feeds growth, removing contaminated materials inside containment, and cleaning out the mycotoxins mold leaves behind. On Marco, an independent licensed mold assessor inspects and samples the home, writes the scope, and performs clearance testing. Our Southwest Florida team does the remediation to that protocol, so the company grading the work is never the one that did it.
What island living does to a Marco home
Marco Island is the largest barrier island in the Ten Thousand Islands area, and much of it was engineered. Starting in the 1960s, the Mackle brothers' Deltona Corporation dredged mangrove flats into roughly 100 miles of finger canals, pumped the fill up behind concrete seawalls and sold waterfront lots. The result is thousands of homes and condos with water on at least one side and salt air on all of them.
The island's population more than doubles in winter, which means many homes spend the most humid months of the year empty. When the thermostat is set too high, a condensate line clogs or the power drops during a summer storm, nobody is there to notice the musty smell until the owners come back in the fall.
Storms reach Marco directly. Hurricane Irma made landfall on the island as a Category 3 storm on September 10, 2017, and Hurricane Ian pushed storm surge across it in September 2022. Ground-floor condos, garages and first-floor living areas took on water in both.

Opening a Marco home after the summer
A common Marco Island story starts in October or November. The owners unlock the door after five or six months away and smell it right away. Summer humidity on the island is relentless, and a closed home depends entirely on its air conditioner to keep that moisture in check. If the thermostat was set high to save power, or the unit shut down during an outage, moisture condenses on cooler surfaces like closet walls, the backs of furniture and the inside of the air handler.
Before you clean anything, take photos and resist the urge to run fans, which can spread spores through the house. Our guide to seasonal home mold in Southwest Florida covers what to check now and how to set the house up before you leave next spring.
Condos, seawalls and salt air
Much of Marco’s housing is in condo buildings along the beach, and a leak in one unit rarely stays there. Water from a failed supply line or a window seal can travel down through ceilings and walls into the unit below, which raises the question of who pays. Our page on condo and HOA mold explains how we work with associations and managers on shared problems.
Canal homes have their own pattern. Most are concrete block, and block holds water after a storm or a long leak. Drywall over that block can stay damp on the back side while the room looks perfectly fine.
Testing and clearance on the island
Every Marco Island project follows Florida’s separation of testing and removal. An independent licensed assessor inspects and samples, writes the scope, and runs the clearance test when we’re done. The assessor has no reason to find more mold than is there, and we can’t grade our own work. The job is backed by a complete-removal guarantee. We don’t close a job on a failed result.
Marco is part of our Collier County service area, one of the three counties covered by American Mold Experts Southwest Florida.
Marco Island mold questions
Have a question that isn't here? Call a specialist
Can you work in a Marco Island condo building?
Yes. Condo work means coordinating with the association and building manager on access, elevators, containment and working hours. Under Florida condo law, associations generally handle common elements and owners generally handle the unit interior, but your declaration of condominium controls, so check your documents before the work is scoped.
Our Marco home was closed up all summer and smells musty. Where do we start?
Don't run fans or start scrubbing yet. Take photos, look at the AC closet, under sinks and inside closets on exterior walls, then call us. We'll arrange for an independent licensed assessor to inspect and sample before anything is removed.
Who tests the home if you do the remediation?
An independent licensed Florida mold assessor. Florida Statute 468.8419 keeps assessment and remediation of the same property separate, so the assessor writes the scope before we start and runs clearance after we finish.
Do you remove mycotoxins, or just visible mold?
Both. After contaminated materials come out, we HEPA vacuum and clean surfaces and use plant-based enzyme treatments designed to break down mycotoxins. The independent clearance test decides when the job is done.
We're done when the lab says so.
Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
