A young village on an old river

Estero became a village on December 31, 2014, but its history runs back to the 1890s, when the Koreshan Unity settled along the Estero River. The village's name is Spanish for estuary, and the river still winds west through town to Estero Bay.

That river is where Hurricane Ian did its worst damage here in 2022. Surge traveled up the Estero River, and the village has reported that more than 1,000 homes were affected by flooding and surge, with neighborhoods west of US 41 hit hardest. Estero River Heights and the mobile home communities along West Broadway were among the places where residents lost nearly everything on the ground floor.

Much of Estero's housing is newer and sits inside gated golf and country club communities, many owned by people who spend summers elsewhere. Those homes rarely flood, but they sit closed for months in the wettest part of the year, which brings its own mold risk.

The summer shutdown in Estero’s communities

For many Estero homeowners the house is shut from April or May until the fall. That’s exactly when outdoor humidity and rain peak. A closed home with the AC set high, a clogged condensate line, or a power outage during a summer storm can reach mold-friendly humidity within days, and nobody is there to notice.

Along the Estero River

The older neighborhoods west of US 41 had a very different 2022. Surge up the Estero River put water into homes, and many were placarded unsafe while owners waited for inspectors and contractors. Rebuilt homes there are where hidden moisture is most likely: lower walls closed in before block was dry, and flooring laid over a slab that still held water. An independent licensed assessor inspects, samples and writes the scope. We contain the work area under negative air, remove what’s contaminated, HEPA clean, treat for mycotoxins with enzymes, and clean the AC system if it’s involved. The assessor then runs clearance. Florida generally requires that separation under Florida Statute 468.8419, and we think it protects homeowners. We work across Lee County as part of our Southwest Florida team.

What should I set my AC to while I'm away for the summer?

The goal is to keep indoor humidity down, not just the temperature. Leave the system running rather than off, and consider a dehumidifier or a thermostat with humidity control. Our Florida AC answer page goes through the settings in more detail.

We live in a coach home. Who is responsible if mold comes from next door?

It depends on how your community is set up, whether it's a condominium or an HOA, and what your governing documents say. Check them, and talk to your manager or an attorney about responsibility. We can document where the moisture is coming from, which helps that conversation.

Our West Broadway area home was rebuilt after Ian. Should it be checked?

If it smells musty, if anyone feels worse at home, or if the rebuild happened fast, an independent assessment is a sensible step. Moisture readings in the lower walls and around the AC closet usually show quickly whether anything was closed in wet.

Do you use bleach?

No. Bleach can kill surface mold but doesn't remove it, and it doesn't break down mycotoxins. We physically remove contaminated material, HEPA clean, and use plant-based enzyme treatments from US Enzyme made to break down what's left.
