Mold in Lee County homes: what we see
Lee County has two very different kinds of housing, and they fail in different ways. Cape Coral and Lehigh Acres were laid out in the 1950s as planned lot-sale communities, and much of what's there now is single-story concrete block. Cape Coral alone has hundreds of miles of canals. On the islands and the coast, many homes are raised on pilings or were rebuilt after storms, and the problems there tend to start with wind-driven rain and surge.
Hurricane Ian made landfall on Cayo Costa, in Lee County, in September 2022, and brought catastrophic surge to Fort Myers Beach, Sanibel and Pine Island. Some homes were dried and rebuilt well. Mainland and island homes need different checks
On the mainland, from Fort Myers and Cape Coral out to Lehigh Acres, most of the mold we see is quiet and slow. A drain line backs up in the AC closet. A window leaks during summer storms and wets the drywall on a block wall. The AC is set high to save money while the house sits empty. None of it is dramatic, and all of it adds up over a rainy season.
On Fort Myers Beach, Sanibel, Captiva and Pine Island, storm surge is the bigger story. Raised homes keep living space above many floods, but ground-level enclosures, stairwells and the ductwork running under the house can still take on water. After a surge event, we look at those areas first, along with the air handler and anything stored below.
How a Lee County project runs
Florida keeps testing and removal separate. Under Florida Statute 468.8419, the company that assesses a structure may not remediate it within 12 months, and the reverse, unless it’s a certified Division I contractor. On our Lee County projects, an independent licensed assessor inspects and samples the home, writes the scope and performs clearance testing. We do the mold remediation to that protocol, including enzyme treatment and HEPA cleaning for mycotoxins.

My Lee County home was repaired after Hurricane Ian. Could there still be mold?
It's possible, especially if walls were closed before the block and framing were fully dry, or if the AC system took on water and wasn't cleaned. A musty smell, staining near the floor or a new AC problem is worth checking. An independent assessment will tell you.
Who tests my home if you do the remediation?

Do you work on Sanibel, Pine Island and Fort Myers Beach?

Why do canal homes in Cape Coral get mold?
Being on the water doesn't cause mold by itself. What we see is the same as elsewhere in the county: humid air, AC systems that can't keep up, and block walls wet from rain or a storm. Waterfront homes also took some of the worst surge during Ian.
