A protected island that took a direct hit

Sanibel has worked hard to stay low-key. The city incorporated in 1974, largely to control development, and more than half of the island is wildlife refuge, the largest piece being the J.N. "Ding" Darling National Wildlife Refuge. Homes are spread along quiet streets under a canopy of native vegetation, many of them seasonal.

Hurricane Ian hit that landscape hard in September 2022. Surge of roughly 9 to 13 feet swept across the island, and many homes filled with several feet of water. The Sanibel Causeway, the island's only road link to the mainland, was washed out in several places. Crews rebuilt enough of it to reopen to traffic on October 19, 2022, three weeks after the storm, but for those weeks owners couldn't drive to their homes to start drying them out.

That delay matters for mold. Houses that sat wet and closed in September heat, with no power and no access, often grew mold well beyond what the water itself touched.

When mold outruns the waterline

On most flood jobs, the damage stops roughly where the water stopped. Sanibel after Ian was different. With the causeway out and the power off, many homes stayed shut for weeks in late September heat. Humidity inside climbed high enough for mold to grow on surfaces the surge never reached: upper walls, ceilings, cabinets, upholstered furniture, clothing and books.

That’s why a Sanibel scope often has two parts. Materials below the waterline that flood water soaked are removed. Everything above it is assessed for growth and cleaned, often with HEPA vacuuming and detailed wiping rather than demolition. Belongings get the same sorting: hard, non-porous items can usually be cleaned, while mattresses, upholstery and paper that grew mold are often better replaced.
