Mold remediation in Ave Maria, FL
Newer homes, tight construction and long humid summers. Remediation checked by an independent licensed assessor.
Mold remediation in Ave Maria, in brief
Mold remediation in Ave Maria, FL looks different from the coast because the houses are newer. Most problems here trace back to one failure: a condensate line, a plumbing leak, a roof or window flashing detail, or an AC that isn't pulling enough moisture out. An independent licensed mold assessor inspects the home and writes the scope, we remove and clean to that protocol, and the assessor performs clearance testing at the end.
A new town with new-home moisture problems
Ave Maria is a planned town in eastern Collier County, well inland from the Gulf. It was founded in 2005 by a partnership of Barron Collier Companies and the Ave Maria Foundation, led by Domino's Pizza founder Tom Monaghan, and it opened to residents in 2007 around Ave Maria University.
Because the town is so young, nearly every house here was built in the last two decades. That construction held up well in Hurricane Irma in 2017, when the local paper reported downed trees and twisted pool cages rather than widespread damage. But modern homes are sealed tight for energy efficiency, and a tight house has one weakness: when moisture gets in, it doesn't easily get out.
Being inland also means Ave Maria's risk comes more from rain and plumbing than from storm surge. Summer downpours test roofs, stucco and window flashing, and a new home that was closed up before its materials fully dried can show growth in its first few years.

Why newer homes still grow mold
Modern Florida construction does a good job of keeping wind and water out, and that’s exactly why a single leak matters. In an older, leakier house, a small drip might dry out on its own. In a sealed home, the same drip sits inside the wall cavity, and the drywall, framing and insulation around it stay wet. Common starting points in newer homes include AC condensate lines that back up into the closet, supply lines behind refrigerators and washing machines, shower pans, and window and door openings where flashing wasn’t lapped correctly.
Our guide to new construction mold in Florida goes deeper into what goes wrong during and after the build.
Rain, not surge
Ave Maria sits far enough inland that storm surge isn’t the main worry. Rain is. Southwest Florida’s wet season runs from late spring into the fall, and a hard afternoon storm can push water past a roof penetration or a stucco crack that looked fine in the dry months. If you see a ceiling stain after a storm, have it checked before the drywall is patched and painted. Our page on rainy season mold in Florida covers what to watch for.
When someone in the home is sensitive
Some families move to a newer home specifically to get away from mold, and it’s discouraging to find it again. If someone in your household is sensitive, tell us early. We plan containment around that person, clean for mycotoxins as well as visible growth, and the independent assessor’s clearance report gives you a clear record to share with your doctor.

Ave Maria mold questions
Have a question that isn't here? Call a specialist
My Ave Maria home is only a few years old. Can it really have mold?
Yes. New construction can trap moisture from materials that got wet during the build, a missed flashing detail or a slow leak inside a wall. Keep a record of anything you find, with dates and photos, because it may matter for a builder warranty conversation.
Should I call the builder or a mold company first?
If the home is still under warranty, notify the builder in writing and keep a copy. An independent assessment gives you a neutral record of what's there and how far it has spread, which is useful whoever ends up doing the repair.
Is Ave Maria inside your service area?
Yes. Ave Maria is in Collier County, which our Southwest Florida team serves along with Lee and Charlotte counties.
Do you work with families dealing with mold illness?
Yes. We remove mold and mycotoxins from the building and, with your permission, share the independent lab reports with your doctor. We don't diagnose or treat medical conditions.
We're done when the lab says so.
Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
