Homes that sit closed for half the year
Seasonal homes tend to follow the same pattern. The owner opens the house after the summer and it smells musty. There are spots on the closet walls, a film on leather furniture, or water in the AC closet that nobody saw. Condos, associations and shared walls
Along the Gulf and in many gated communities, mold rarely stays inside one unit’s lines. A leak from the unit above, a shared AC chase or a wet common wall can involve the owner, the neighbor and the association at once. Responsibility generally follows Florida Statute 718.111(11) and your declaration of condominium, which we can’t interpret for you. Testing and removal, kept separate
Florida licenses mold assessors and remediators separately, and Florida Statute 468.8419 keeps the two apart on the same structure, with an exception for certified Division I contractors.
