Greencastle's older housing and college rentals

Greencastle is the Putnam County seat and home to DePauw University. The streets around campus and the courthouse square have many older homes, some converted to apartments or student rentals over the years. Those conversions often added bathrooms and kitchens in places never designed for plumbing, and slow leaks inside walls and floors are a regular find.

Outside town, Putnam County is largely rural, with farmhouses, newer homes on acreage and properties near Big Walnut Creek and other streams. Rural homes more often have crawlspaces, older basements and outbuildings, and they can go a long time between inspections.

Converted houses and hidden leaks

Near DePauw and downtown Greencastle, large older houses are often divided into several units. Each conversion adds plumbing, and each added bathroom is another place for a leak to hide under a tub, behind a shower wall or in the ceiling below. Tenants may not report a small drip, and by the time a stain shows, mold may have been growing inside the cavity for a while.

We track moisture with meters and thermal imaging, take air samples in the affected unit and its neighbors, and scope the work unit by unit. Where units share a basement or a single furnace, we test the shared spaces too, because mold in one unit’s walls can reach the others through common ductwork. Our page on whether tenants in Indiana can break a lease for mold covers the renter’s side of the question.

Rural Putnam County homes

Farmhouses and country homes outside Greencastle bring a different set of issues: crawlspaces with dirt floors, fieldstone or block foundations, and additions built on separate foundations from the original house. Moisture tends to collect where those foundations meet. We inspect each section and test the air in the living space to see how much is reaching the rooms you use. The crawlspace mold in Indiana page explains our approach below the floor.

Well-used farmhouses also tend to have years of stored belongings in basements and back rooms. Part of our scope is helping you decide what can be cleaned and what isn’t worth saving.

Testing before you buy

Older homes in Greencastle can be good buys, but mold can hide in them. A pre-purchase mold inspection gives you lab results in 24 to 48 hours and a clear picture of what remediation would involve, if any is needed. That’s useful whether you plan to live in the house or rent it out.

Sellers can use testing too. A clean report, or a clearance report after remediation, answers the question before a buyer’s inspector raises it.

Greencastle mold questions

Have a question that isn't here? Call a specialist

Do you work with Greencastle landlords and student renters?

Yes. We test and remediate rental houses and apartments and provide written reports with lab results. Landlords and tenants both have responsibilities under Indiana law, and clear documentation helps settle disagreements.

Is it better to remediate a rental between tenants?

When possible, yes. An empty unit makes containment and cleaning simpler and lets us move furniture and belongings out of the work area. The summer break is often a practical window for rentals near campus.

My farmhouse crawlspace has a dirt floor. Is that a mold risk?

Bare soil releases moisture into the crawlspace, which raises humidity under the floor and can feed mold on joists and subfloor. A vapor barrier helps, but any existing growth should be tested and removed first.

How far is Greencastle from your office?

Our office is in Avon, one county east in Hendricks County, so Greencastle is a practical trip for testing, remediation and follow-up visits.

Do you handle larger apartment buildings in Greencastle?

Yes. Multifamily buildings get the same testing-first approach, with containment set up so unaffected units can stay occupied where the layout allows.

We're done when the lab says so.

Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
