Living on the water in Cicero

Cicero is a small town in northern Hamilton County on the shore of Morse Reservoir, which was created by damming Cicero Creek. Many homes sit on or near the water. Lake homes deal with humid air off the reservoir in summer, and those on sloped lots often have walkout lower levels built partly into the hillside.

Seasonal and weekend use adds another risk. A lake house that is closed up for weeks with the air conditioning off, or set high to save money, can build up humidity quickly, and mold can start on furniture, carpet and walls before anyone returns.

Lower levels on sloped lots

Many homes around Morse Reservoir are built on lots that slope toward the water, with a lower level partly below grade on the uphill side. That wall holds back soil and runoff, and if gutters or grading send water toward it, moisture seeps through the concrete behind finished drywall and carpet. The room can look fine while mold grows on the back of the drywall.

We use moisture meters and a thermal camera along those walls and take air samples to see whether spores are reaching the rest of the house. Our basement mold in Indiana page covers how we handle finished lower levels without removing more than we have to.

Humidity and closed-up houses

Summer humidity near open water stays high, and houses that sit closed up are at the most risk. A lake house left with the air conditioning off for a few weeks in July can reach humidity levels where mold grows on upholstered furniture, mattresses and the backs of closets. Our answer on when mold season is in Indiana explains which months need the most attention.

If you’ve come back to a musty smell, avoid wiping or spraying anything until the house has been tested. Cleaning spreads spores and can hide what’s actually there.

The HVAC system deserves attention in a seasonal home as well. A system that sits idle for weeks can collect moisture in the drain pan and ducts, then blow musty air through the house on the first hot day. We check it as part of the same visit.

Families with health concerns

Some Cicero homeowners call because someone in the family has been feeling unwell and a doctor suggested looking at the house. In those cases we test for mycotoxins as well as mold, explain the results in plain language, and can share them with the doctor if you’d like. Our mycotoxin remediation in Indiana page describes how we remove what mold leaves behind.

We remove mold and mycotoxins from buildings. We don’t diagnose or treat medical conditions.

Cicero questions

Have a question that isn't here? Call a specialist

Do lake homes on Morse Reservoir get more mold?

They deal with more moisture: humid air off the water, sloped lots that send runoff toward the foundation, and lower levels partly below grade. That doesn't mean every lake home has mold, but it's worth watching humidity and testing if you notice a smell.

How should I leave a Cicero lake house when we're away?

Keep the air conditioning or a dehumidifier running to hold humidity down, leave interior doors open for airflow, and have someone check the house after big storms. Keeping indoor humidity below about 50 percent is a reasonable target.

Do you serve rural homes toward Arcadia and Atlanta?

Yes. We work throughout northern Hamilton County, including the rural areas around Cicero, Arcadia and Atlanta, as well as Noblesville and Westfield.

Can you test a lake home before we buy it?

Yes. A pre-purchase inspection with air and dust samples gives you lab results in 24 to 48 hours. For a home on the water we pay close attention to lower levels and crawlspaces.

Will you need to open walls in my lower level?

Only where testing and moisture readings point to a problem. Thermal imaging and meter readings let us target specific sections of drywall instead of removing whole walls.

We're done when the lab says so.

Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
