Mold remediation in Bargersville

American Mold Experts provides mold remediation in Bargersville, IN, and nearby parts of Johnson County, with crews based at our Avon office west of Indianapolis. We start by testing to find out what's growing and where the moisture comes from, then remove mold inside containment, use enzyme treatment on mycotoxins, and finish with a lab clearance test.

Served from our office at 137 Production Dr, Avon, IN.

A growing town south of Greenwood

Bargersville is in western Johnson County, southwest of Greenwood and west of Franklin. New subdivisions have spread into the area as Indianapolis has grown south, but much of the land around town is still farmland with older homes on larger lots.

That mix shapes the mold problems we find. Newer homes tend to have humidity and ventilation issues, along with basements that are only as dry as their drainage and sump pumps allow. Older rural homes more often have crawlspaces, block foundations and HVAC systems that have been running for decades.

HVAC systems and hidden growth

When a Bargersville family tells us the house smells musty mainly when the air conditioning runs, the HVAC system is the first place we look. A coil that stays wet, a drain pan that holds water, or ductwork running through a humid crawlspace or attic can all grow mold, and the blower spreads spores and dust to every room.

We inspect the air handler and sample air at the registers along with the rest of the house. If the system is the source, cleaning it becomes part of the scope. Our HVAC mold in Indiana page explains the process, including when duct cleaning helps and when it doesn’t.

Humidifiers attached to the furnace are another thing we check. Set too high in winter, they add moisture that ends up on windows and inside ductwork, and a neglected humidifier pad can grow mold on its own.

Basements in new subdivisions

Newer homes around Bargersville that have basements usually depend on a sump pump. That works well until the pump fails, a discharge line freezes or gutters overflow next to the foundation. Water that reaches finished drywall or carpet can feed mold that stays hidden for months. Our answer on why Indiana basements get moldy covers the most common causes.

Testing first means we remove only the materials that are actually affected. Enzyme treatment cleans the rest, and a clearance test confirms the result.

Buying in a fast-growing area

With so much new building nearby, buyers sometimes assume a newer home can’t have mold. It can, especially if the house sat empty or was closed up during a wet season. If you’re buying, our answer on how to fit a mold test into an Indiana inspection period explains when to schedule testing and what to do with the results.

Sellers of newer homes can benefit as well. A clean test result answers a buyer’s question before it slows the sale.

Bargersville mold questions

Have a question that isn't here? Call a specialist

Is new construction in Bargersville at risk for mold?

It can be. Materials that got wet during construction, high indoor humidity in the first year and ventilation that isn't balanced can all lead to mold in a new home. Testing is worth it if you notice a musty smell or regular condensation on windows.

Can mold grow in my air conditioner or furnace?

Yes. Coils, drain pans and duct interiors can grow mold when they stay damp. We check the HVAC system during testing and include cleaning in the scope when it's needed.

Do you serve the rural areas around Bargersville?

Yes. We work across Johnson County, including country homes outside Bargersville, Franklin and Greenwood.

Should I test for mold before buying a Bargersville home?

If the home has a basement, a history of water or a musty smell, testing is worth it. A pre-purchase inspection gives you lab results in 24 to 48 hours and a written summary.

My builder's warranty is still active. Should I call you or the builder?

Call the builder about the water source, since that is often a warranty item, and photograph what you find. Independent testing gives you lab results you can share with the builder and helps make sure the mold itself is cleaned up properly.

We're done when the lab says so.

Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
