San Carlos Park, from 1953 to now

San Carlos Park is an unincorporated community in south-central Lee County, with US 41 along its west side, Estero to the south and Three Oaks to the east. Brothers Jules and Jack Freeman started it in 1953 on land bought from the Koreshan Unity, with the goal of building affordable homes for middle-class families.

That history shows in the housing: modest single-family block homes on smaller lots, with newer houses added over the decades. It's a younger community than much of Southwest Florida, with a median age in the mid 30s, so most homes here are lived in all year rather than closed up for the summer.

The land is low and flat. Central San Carlos Park drains west toward Mullock Creek and on into Estero Bay, and during Hurricane Ian in 2022 the Mullock Creek Preserve and surrounding areas sat under more than eight feet of water, according to WGCU. FEMA has since revised flood maps for properties around the preserve, with the changes taking effect in summer 2026.

When the rain has nowhere to go
