Where do you work in Michigan?

Our Michigan mold remediation service areas are Grand Rapids and Kalamazoo in West Michigan. We have no Michigan office. These are the longest trips we make from our Avon, Indiana office, so Michigan projects are scheduled in advance: testing on a set day, and remediation as one planned block. Travel costs are part of the written scope you see before any work begins.

Served from our office at 137 Production Dr, Avon, IN.

Mold in West Michigan homes

West Michigan sits downwind of Lake Michigan, and lake-effect snow is part of winter in both Grand Rapids and Kalamazoo. Heavy snow on a roof, combined with heat escaping into the attic, is a recipe for ice dams and attic condensation. When that snow melts in spring, the water has to go somewhere, and gutters, downspouts and grading decide whether it ends up in the basement.

Summers are warm and humid enough to cause condensation in basements and on ductwork, and basements are the standard foundation in the region. Grand Rapids sits on the Grand River and Kalamazoo on the Kalamazoo River, so homes in low-lying areas near either deserve extra attention after heavy rain or a fast thaw.

Planning a Michigan project

Grand Rapids and Kalamazoo are the farthest cities on our regular Midwest list, and we plan accordingly. We gather as much as we can on the first call: when the problem started, any water history, what you’ve already tried and whether anyone in the home is sensitive to mold. That way the testing visit covers everything in one trip. Once lab results are back, usually within 24 to 48 hours, we go over them with you by phone or video and send a written scope.

Remediation is scheduled as a single project. The crew arrives with containment, HEPA air scrubbers and the enzyme products the scope calls for, and works through to clearance testing.

Winter is when Michigan attics show their problems

In West Michigan, attic problems tend to surface in winter: dark staining on the roof boards, frost on nail tips, or a water stain on a ceiling below an ice dam. These problems usually come from warm, moist house air leaking into the attic, or from bathroom fans that were never ducted outdoors. Fixing the airflow matters as much as cleaning the wood. Our attic mold in Indiana page explains the causes in detail, and how ice dams lead to attic mold covers the same freeze-thaw pattern that affects Michigan roofs.

Buying a home in West Michigan

If you are buying in Grand Rapids or Kalamazoo and the house has a finished basement, a musty smell or a history of water in the basement, a mold inspection during your inspection period can save you a costly surprise. Call as soon as your offer is accepted and tell us your deadline, since Michigan visits are scheduled ahead. We inspect for moisture, take air and surface samples, and can add dust or mycotoxin testing for families with sensitivities. See our real estate mold inspection in Indiana page for what the report includes.

Other states we serve

Our office is in Indiana, and we serve cities across the state. We also travel to Champaign and the Chicago suburbs in Illinois, and to Ohio and Kentucky.

Michigan questions

Have a question that isn't here? Call a specialist

Why would I hire a company based in Indiana?

Because you need something few companies offer: mycotoxin testing and lab-verified clearance. If a standard mold job is all you need, a local company may be more convenient. If you need proof the toxins are gone, that's our specialty.

How quickly can you get to Grand Rapids or Kalamazoo?

It depends on our schedule, and we won't promise a same-day visit. Call us and we'll give you the earliest date we can realistically be there.

Does Michigan require a mold remediation license?

Please check current Michigan and local requirements rather than relying on us for another state's rules. You can always ask a company which certifications it holds. We're an IICRC Certified Firm, with CMR, CRMI and CCMI credentials.

What if I just need testing?

That's fine. Many clients start with testing only. You'll get the lab results in 24 to 48 hours and our written recommendations, with no obligation to hire us for remediation.

We're done when the lab says so.

Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
