Punta Gorda's water, and its storms

Punta Gorda is the county seat of Charlotte County and sits where the Peace River opens into Charlotte Harbor. In 1959, developers began carving out Punta Gorda Isles, with about 55 miles of canals, and a large share of the city's homes are concrete block houses on those canals with boat access to the harbor.

Hurricane Charley's eye passed directly over Punta Gorda on August 13, 2004, as a Category 4 storm, and its eyewall did devastating damage here and in Port Charlotte. The rebuilding that followed reshaped downtown, including the Harborwalk and Linear Park. Eighteen years later, in September 2022, Hurricane Ian made its mainland landfall just south of the city near Pirate Harbor.

More than half of Punta Gorda's residents were 65 or older in the 2020 census, and many split the year between here and somewhere cooler. Older homeowners and homes left closed for the summer are two of the biggest factors in how we plan work here.

Canal homes in a humid harbor town

Punta Gorda Isles and the neighborhoods around it were built for boaters, with canals behind a great many lots. Water on one side and a Gulf-coast summer on all the others means the air around these homes is almost always humid. Inside, the AC does the work of keeping moisture down, and when it falls behind, mold tends to show up in closets on exterior walls, around the air handler, and behind furniture pushed against block walls.
