Mold remediation in Naples, FL
For Naples homes and condos after storms, leaks or a long summer closed up, with independent clearance at the end.
Mold remediation in Naples, done to an independent protocol
Mold remediation in Naples, FL means finding the moisture behind the problem, removing contaminated materials inside containment, and cleaning out the mycotoxins mold leaves behind. American Mold Experts does this work across Collier County. On Florida projects, an independent licensed mold assessor inspects and samples the home, writes the scope, and performs clearance testing. We do the remediation to that protocol.
What Naples homes are up against
Naples lives with water on two sides. The Gulf is to the west, and the Gordon River and Naples Bay reach into the city from the south and east. During Hurricane Ian in 2022, the National Weather Service reported surge flooding across most of the area south and west of US 41, and a USGS sensor on the Gordon River recorded the river rising about seven feet. River Park, on the Gordon River side of town, took roughly three feet of water in some homes, and flooded again during Helene in 2024.
The storm is only part of it. A large share of Naples homes and condos sit empty for the summer while their owners are up north. Shutters go up, the thermostat goes high to save power, and nobody is around to notice a dripping AC line or a musty closet until the house opens again in the fall.
Most single-family homes here are concrete block with stucco outside and drywall and tile inside. That combination hides moisture well. Block holds water and releases it slowly, and tile floors cover a slab that may still be damp long after a leak is fixed.

Opening a Naples house in the fall
Many Naples mold problems are found in October and November, when owners return and the house smells different. Summer in Collier County is hot, wet and long, and a closed home depends entirely on its air conditioning to keep indoor humidity down. If the thermostat was set too high, the condensate line clogged, or a storm knocked the power out for a few days, moisture builds up quietly. Closets on outside walls, the backs of upholstered furniture, and the air handler closet are usually the first places it shows.
If that sounds familiar, don’t run the AC hard to “air it out” before someone looks at the system. A contaminated air handler can spread spores through every room. Our page on mold in seasonal homes covers what to check and how to set a home up before you leave next spring.
Surge-flooded homes that dried too fast
After Ian, many Naples homes near the Gordon River, Naples Bay and the beach had drywall cut out and new walls put back quickly, because every contractor in the region was booked for months. Some of that work was fine. Some of it closed damp block and framing behind fresh paint. When a rebuilt room smells musty, or someone in the house feels worse there than anywhere else, the next step is sampling and moisture readings, not another coat of paint. Our Naples hurricane and flood mold page goes further into storm work.
How a Naples project runs
Florida separates mold assessment from mold remediation. Under Florida Statute 468.8419, the company that assesses a structure generally can’t remediate it within 12 months, and the reverse is also true. So an independent licensed assessor inspects, samples and writes the scope, we contain the area, remove what’s contaminated, HEPA clean and treat for mycotoxins with products from US Enzyme, and the assessor retests before the work is signed off. The job is backed by a complete-removal guarantee. We don’t close a job on a failed result. We serve all of Collier County as part of our Southwest Florida team.
We remove mold and mycotoxins from buildings. We don’t diagnose or treat medical conditions.
Naples mold questions
Have a question that isn't here? Call a specialist
I'm up north for the summer. How will I know if my Naples home has mold?
Often you won't until you open the house. Ask a home watch service or neighbor to check the AC closet, under sinks and inside closets on exterior walls, and to report any musty smell. Keeping the AC running with a sensible humidity setting while you're away matters more than any single product.
My condo had water come through from the unit above. Who handles the mold?
Under Florida's condo statute, associations generally maintain the common elements and owners are generally responsible for their unit interiors, but your declaration of condominium controls. Check your documents and talk with your association manager or an attorney. We can work with the owner, the association, or both.
Can you clean mold without tearing out our tile?
Usually, yes. Tile itself doesn't grow mold. What matters is whether water got under it or into the drywall and baseboards next to it. Moisture readings and the assessor's sampling decide what has to come out, so sound materials stay in place.
Do you test my Naples home yourselves?
No. In Florida, testing and clearance on our projects are done by an independent licensed mold assessor, and we do the removal. The company testing your home has no reason to find more mold than is there, and the company removing it can't grade its own work.
Do you work with families dealing with mold illness?
Yes, it's a large part of our work. We clean for mycotoxins as well as mold, plan the job around the most sensitive person in the house, and with your permission share the lab reports with your doctor.
We're done when the lab says so.
Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
