Greenwood and Johnson County
Mold testing in Greenwood, matched to your foundation
Older south-side ranches and newer basement homes hide moisture differently. Our sampling plan follows the house.
What does mold testing in Greenwood include?
Mold testing in Greenwood is planned around the house's foundation, because a crawlspace ranch, a slab home and a newer house with a finished basement hide moisture in different places. We map moisture first, then take indoor air samples with an outdoor comparison, surface or tape samples of visible growth and settled-dust ERMI or HERTSMI-2 samples where warranted. The lab reports back within 24 to 48 hours.
One test doesn't fit every Greenwood house
Greenwood grew in layers. Old Town has homes from the early 1900s. The post-war decades filled in with brick and frame ranches, many over vented crawlspaces or on slabs. Since the 1990s, neighborhoods to the east and west have mostly been built with basements. A test designed for one of these houses misses the problems of the others. Sampling the air in a ranch's living room won't reveal growth on the crawlspace joists below it, and it won't tell a newer home's owner what's behind the finished basement wall.
Sound familiar?
- Your ranch has a crawlspace nobody has been inside for years.
- A musty smell arrives when the air conditioning kicks on.
- Your newer home's finished basement has carpet laid on the slab.
- You own an older house near Old Town with a patched roof and additions.
We do it differently.

The AME Clearance Method
The Greenwood testing visit
Six steps. The foundation type decides how much time goes to each one.
Talk to a specialist-
Identify the house type
Crawlspace, slab, basement or a mix left by additions. That sets the sampling plan before we unpack anything.
-
Go under or go down
We enter crawlspaces where it's safe, check vapor barriers, insulation and joists, and survey basement walls and slabs for moisture.
-
Check the air system
Furnaces and ducts in crawlspaces or basements are inspected for return-side leaks that could pull air from below.
-
Sample
Indoor air in living areas, an outdoor comparison, tape samples of visible growth and settled dust where warranted.
-
Lab analysis
We get results back from the lab in 24 to 48 hours in most cases.
-
Report
Findings go in writing, organized by area, with recommendations sized to what the lab actually found.

Mold testing in Greenwood, explained
Post-war ranches over crawlspaces
Greenwood’s older neighborhoods have many single-story ranches built over vented crawlspaces. Summer air flows through the vents, meets the cooler ground and framing, and leaves moisture on the underside of the floor. When the furnace and ducts sit down there too, a small leak on the return side is enough to draw that air into the house. We inspect the crawlspace, the ducts and the rooms above together, since the answer is usually in how they connect. Our crawlspace mold in Indiana page explains the repair side.
Newer basements east and west
Neighborhoods built since the 1990s brought basements, and with them the issues of a finished lower level. Drywall touches foundation walls, carpet sits on concrete that sweats in summer, and a sump pump without a backup can fail during a storm. Moisture readings and a thermal camera find damp spots behind finished surfaces, so sampling can be targeted instead of scattered.
Old Town and older additions
The oldest homes near Old Town Greenwood have usually been repaired and added onto over generations. One house can have a basement under part of it, a crawlspace under another section and a slab under a porch that was enclosed later. We treat each section as its own area. If health is a concern for your family, Greenwood mycotoxin testing adds a panel for mold toxins in the dust. Our explainer on what mold spore counts mean will help you read your results.
We evaluate buildings for mold, and illness is outside our lane: no diagnosis, no treatment. If you’re concerned about your health, speak with a doctor, and with your permission we’ll make our lab results available to them.
Common questions
Have a question that isn't here? Call a specialist
Do you go into the crawlspace, or just look from the hatch?
We go in when it's safe and accessible. Most crawlspace mold grows on the underside of the subfloor and on the joists, and neither can be judged from the hatch.
Our slab home has no basement or crawlspace. Is testing still useful?
Yes. Slab homes develop mold around plumbing leaks, at cold exterior walls, in attics and in bathrooms with weak ventilation. We focus moisture readings on those areas.
Why does our house smell musty only when the AC runs?
It often means the air system is pulling from a damp area, such as a crawlspace or basement with leaky return ducts, or that moisture is collecting in the air handler itself. Sampling near the returns and in the living space helps confirm which.
What does mold testing cost in Greenwood?
Angi lists a typical range of about $240 to $400 for mold inspections in the Indianapolis area. The number of samples and whether dust testing is included affect the cost, and we'll quote yours before scheduling.
Do you travel to Greenwood from Avon?
Yes. All of our Midwest work is served from the Avon office, and Greenwood and the rest of Johnson County are part of our service area.
We're done when the lab says so.
Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
