Creek flooding, fast growth and new homes, at the northern edge of our Southwest Florida service area.
Mold remediation in North Port, and who does what
Mold remediation in North Port, FL is available from our Southwest Florida team, which covers North Port at the edge of its service area along with Lee, Collier and Charlotte counties. An independent licensed mold assessor inspects and samples the home and writes the scope. We remove and clean to that protocol, mycotoxins included, and the assessor performs clearance testing when the work is done.
A large city shaped by inland water
North Port is the largest city in Sarasota County by population, with about 75,000 residents in 2020 spread across more than 100 square miles. It began in 1959 as North Port Charlotte, a General Development Corporation project, and residents dropped "Charlotte" from the name in 1974. Wellen Park, a master-planned community of more than 7,000 acres, is one of the main drivers of the city's recent growth.
North Port's flood risk comes mostly from inland water rather than Gulf surge. The Myakka River and Myakkahatchee Creek both run through the area, and during Hurricane Ian in 2022 both rose far beyond their banks. North Port Estates, next to Myakkahatchee Creek Environmental Park, had about four feet of water in the streets, neighborhoods off Sumter Boulevard flooded for days, and the National Guard helped with rescues. The Holiday Park mobile home community was nearly destroyed.
After Ian, city crews spent three months clearing about 7,000 cubic yards of debris from 5.5 miles of Myakkahatchee Creek to help it drain.

When the creek comes up
Coastal surge comes and goes with the tide. River and creek flooding can be slower and last longer. During Ian, water in parts of North Port kept rising for several days after the storm passed, as rain from farther inland drained down through the Myakka basin. Homes that sat in standing water that long need more than fans: wet drywall, insulation and flooring generally have to come out, and block and slab need time and dehumidification to dry.
Our answer on whether FEMA pays for mold remediation explains the federal help that may be available after a declared disaster.
Manufactured homes flood differently. Water gets into the floor system, the insulation under the home and the ductwork that runs beneath it, and those materials rarely dry on their own. If a manufactured home took on water, the space underneath needs to be checked along with the rooms, or the problem simply moves out of sight.
Growth brings new-home moisture problems
North Port has grown quickly, and new construction brings its own mold risks. Materials that got rained on during framing, a condensate line that wasn’t connected correctly, or a sealed house whose AC runs too little can all lead to growth in the first few years. Our guide to new construction mold in Florida covers what to look for.
North Port and the county line
North Port sits just across the line from Charlotte County, at the northern edge of our Southwest Florida service area. Projects here run the same way as everywhere else we work in Florida: an independent licensed assessor inspects, samples and writes the scope, we remediate to it, and the assessor runs clearance. The job is backed by a complete-removal guarantee. We don’t close a job on a failed result.
North Port questions
Have a question that isn't here? Call a specialist
Is North Port in your service area?
Yes. North Port is in Sarasota County, at the northern edge of the area our Southwest Florida team serves. It borders Charlotte County, where we also work in Port Charlotte, Punta Gorda and Englewood.
Our home flooded from the creek, not the Gulf. Is that different?
Not much. Creek and river flood water carries soil, bacteria and often sewage, so it's treated as contaminated just like surge. Drywall, insulation, carpet and pad it soaked usually have to come out.
We bought a new home in North Port. What should we watch for?
New homes are sealed tight, so a single leak or an AC that isn't removing enough moisture can raise indoor humidity quickly. Watch the AC closet, window corners and closets on exterior walls, especially through the summer.
Does flood insurance cover mold after river flooding?
FEMA's mold guidance says NFIP flood policies won't cover damage from mold, and the policy also excludes mold caused by failing to inspect and maintain the property after the water recedes. Ask your adjuster in writing how your claim will be handled, and keep records of everything you did. Acting quickly and documenting what you did protects your claim.
We're done when the lab says so.
Every remediation ends with clearance testing, and our work is backed by a complete-removal guarantee. We don't close a job on a failed result.
