Much of Charlotte County was built as a planned community. The General Development Corporation laid out Port Charlotte in the 1950s as thousands of small lots, and it's now the county's largest community, filled with single-story block homes, many of them on canals. Punta Gorda, the county seat, has its own canal neighborhoods on Charlotte Harbor, where the Peace and Myakka rivers empty into the harbor.

Storms have shaped the housing here more than once. Hurricane Charley came ashore near Punta Gorda and Port Charlotte in 2004, and many homes were repaired or rebuilt afterward. Block homes, canals and repeated storm repairs

A typical Port Charlotte or Punta Gorda home is single-story concrete block with stucco outside, drywall on furring strips inside and tile over a slab. It’s a sturdy way to build, and it copes well with wind. The weak point is moisture. Block pulls in water through cracked stucco and around windows during summer storms, then releases it slowly toward the inside of the house, where drywall and paint trap it.

Homes that have been through more than one storm often have layers of repairs: new drywall over old framing, a replaced roof, a new air handler in an old closet. How a Charlotte County project runs

Florida keeps testing and removal independent. Under Florida Statute 468.8419, an assessor may not remediate a structure it assessed within 12 months, and a remediator may not assess one it remediated, unless it’s a certified Division I contractor. So an independent licensed assessor inspects and samples the home, writes the scope, and performs clearance testing. We do the remediation to that protocol.

Inside the work area, that means containment with negative air, removal of damaged drywall and insulation, HEPA vacuuming of block, framing and slab, and plant-based enzyme treatment for the mycotoxins mold leaves behind. If the air handler or ducts are part of the problem, they’re cleaned before the system runs again. The assessor retests before walls are closed, and you keep the report.

After a storm in Charlotte County

Mold can start within 24 to 48 hours of water damage, according to the EPA. Photograph everything, get standing water out, and keep the AC off if the air handler took on water. Not automatically. A rebuild done with the walls fully dried is usually fine. It's worth a closer look if you notice a musty smell, staining near the floor, or trouble keeping humidity down with the AC running. An independent assessment will answer the question.
