Seven steps. The first three happen before anyone cuts drywall, because on a commercial job the plan is half the work.

    A licensed Florida mold assessor, independent of us, inspects and samples the building and writes the remediation scope.

  3. Plan around operations

    We agree on phases, work hours, access routes and what stays open, with the owner, manager or practice administrator.

  4. Contain and isolate

    Sealed barriers, negative air and isolation of the AC serving the work area keep dust away from staff, patients and guests.

  5. Remove and clean

    Affected materials are removed and bagged, then block, framing and structure are HEPA cleaned and treated with plant-based enzymes.

  6. Correct the moisture

    We coordinate roofing, plumbing or HVAC repairs with your contractors so the cause is fixed before the space is rebuilt.

Working around a Florida business calendar

Southwest Florida business runs on a season. Many restaurants, hotels and shops are at their busiest in the winter months, when seasonal residents and visitors are here, and quieter in summer. Summer is also rainy season and hurricane season, when roof leaks and storm water cause the most new mold. So we plan with both in mind: urgent problems get contained right away, and larger removal can be phased into slower weeks or after hours when that’s safe.

Phasing works because of containment. A sealed work area under negative air, with the AC serving it isolated, lets the rest of the building keep running. When a phase passes clearance, it goes back into use and the next one starts.

Medical offices and sensitive occupants

Medical and dental practices need tighter controls than most businesses. Containment has to keep dust out of treatment rooms and waiting areas, work often has to happen when no patients are present, and the practice needs clear records afterward. We plan these jobs with the practice administrator, and we follow the independent assessor’s scope for how far containment and cleaning extend.

Independent verification for commercial owners

Florida licenses mold assessors and mold remediators separately. Under Florida Statute 468.8419, an assessor may not remediate a structure it assessed within 12 months, and a remediator may not assess one it remediated, except for certified Division I contractors. On our projects, an independent licensed mold assessor inspects and samples the building, writes the scope, and performs clearance testing. We do the remediation to that protocol.

For a building owner, that means a report you can hand to a tenant, an insurer or a buyer without anyone asking whether the contractor graded its own work. Can our business stay open during mold remediation?

Often, yes. With containment, negative air and isolation of the AC serving the work area, many businesses keep operating in unaffected parts of the building. Whether that works depends on the size of the job and who uses the space, and we'll plan it with you.

Can the work be done after hours?

Yes. For offices, medical practices, restaurants and retail, we can schedule the noisiest and dustiest work outside business hours or in phases, so you lose as little time as possible.

Who writes the remediation protocol?

An independent licensed mold assessor. Florida Statute 468.8419 generally keeps assessment and remediation of the same structure separate for 12 months, with an exception for certified Division I contractors. We follow the assessor's protocol and share our records with them.

What documentation will we receive?

The assessor's scope and lab reports, our dated photos and moisture readings, a list of materials removed, and the clearance report for each phase. It's organized for owners, insurers and, where needed, attorneys.

Do you work in hotels and condo buildings?

Yes. Guest rooms and units can be taken out of service one at a time or in small groups, with containment protecting occupied rooms and hallways. Individual room AC units are cleaned as part of the room.

Do you help after a hurricane?
