How much does a mold inspection cost in Florida?

Most Florida mold inspections cost a few hundred dollars, and more for large homes or extra tests. Angi's national data puts the average at $671, with most homeowners paying $303 to $1,045, and its Tampa guide shows a similar range. In Florida, a licensed mold assessor does the inspection, and clearance testing after remediation is usually a separate visit and fee.

In Florida, a licensed assessor does the inspection
Florida treats mold assessment as licensed work. Under Chapter 468, Part XVI of the Florida Statutes, a mold assessment is the sampling and evaluation used to work out the source, type and extent of mold growth of more than 10 square feet, and it’s performed by a licensed mold assessor. The Florida Department of Business and Professional Regulation issues those licenses, and you can look up any assessor’s license there before you book.
Florida also keeps assessment and removal apart. Under Florida Statute 468.8419, an assessor can’t remediate a structure it assessed within the last 12 months, and a remediator can’t assess one it remediated, with an exception for certified Division I contractors. What pushes a Florida inspection price up
- Home size and layout. More rooms and more square footage mean more time and often more samples.
- Number of samples. Each air, surface or wall-cavity sample carries a lab fee. An outdoor control sample is usually part of air testing.
- The AC system. Checking the air handler, coil, drain pan and supply vents is standard in Southwest Florida, and sampling the system adds cost.
- Specialty tests. Dust-based DNA tests and mycotoxin panels cost more than a basic air sample, and are worth it for families dealing with health concerns.
- Storm damage. After a hurricane or flood, the assessor may need to map moisture across block walls and slab and document the damage for insurance.
- Clearance testing. The test after remediation is a separate visit, and usually a separate fee. Plan for it from the start.
What a good Florida inspection includes
Price matters less than what you get for it. A useful inspection report from a licensed assessor should leave you with:
- A description of where moisture and growth were found, with photos and moisture readings
- The lab results, with the outdoor comparison sample for any air testing
- A likely source for the moisture, such as the AC, a roof or window leak, or plumbing
- A written remediation protocol that says what to remove, what to clean and where containment goes
- The standard clearance will have to meet at the end

Be careful with “free inspection” offers
A free inspection from a company that wants to do the removal should raise a question. Under Florida law, the company that assesses a structure generally can’t then remediate it within 12 months, so ask who is actually doing the assessment, whether they hold a Florida mold assessor license, and whether they have any tie to the remediation company. The value of an inspection is that it’s independent. The assessor has no reason to find more mold than is there.
